This “privacy” fence separates two homes, but what’s not immediately visible is the slope located directly behind it. The patio is noticeably sinking towards the slope, which is a result of poor grading and no drainage system. Instead of directing water to an approved drainage area, water flows toward the slope. Which is increasing soil erosion and settlement.

Cracks like this = the wall’s SOS signal. This pattern forms when seismic activity or settlement causes uneven stress on unreinforced masonry like bricks.

When your foundation’s stem wall starts cracking, it’s the structure’s way of saying “I’m tired.” Cracks in your stem wall can form for several different reasons like poor drainage or seismic activity. From there, these small issues can turn into big issues.

Water always finds a way in. Water is your foundation's worst enemy. Over time, water penetrates the concrete and exposes the rebar inside to moisture, causing the concrete to crack and break apart. This weakens the foundation, making it unstable. ?

When your garage floor looks like tectonic plates, you know there’s movement below.

These stairs are doing their best impression of the Leaning Tower of Pisa.?

They’re working overtime… trying to become a ramp. The shifting soil below is calling the shots here.

A DIY masterpiece: stacked bricks, random wood blocks, and hope. This pier-and-post setup offers zero lateral stability. Unsupported or uneven piers shift, leading to sagging floors and cracking walls above.

Just levitating blocks and loose wires. ? What could go wrong? A real footing and proper post connection would turn this from “hope and prayer” to structural support.

What’s the cost to shore up a foundation that is cracking and shifting

Every foundation issue is unique, and the cost really depends on the extent of the cracking and shifting, along with the home specific conditions. We’d be happy to schedule an on-site assessment or a team can provide an accurate estimate and the best repair plan for your property if you’re located in the SoCal area. If you have any other assessment questions, feel free to reach out, we’re happy to help. 🙌

I’d love to know how many people whose houses you inspect, call you a liar after showing them the pics you put in here, @op

Homeowners reach out after realizing how serious their cracks or shifts can become. That’s why our assessments are so important especially when detecting early issues. 🙌

I don't look at horrific images from Ukraine, I don't watch horror movies... I look at your pictures and that's scary enough for me

We should be on Netflix for the next true crime show that airs. 😂 (JK) Thanks for keeping up with our posts frequently!

People will always cut corners. In an ideal world, we wouldn't need codes and regulations to prevent the type of stuff you post from your job. But alas, we live in the real world, so jobs like yours will always be essential. And underappreciated.

Unfortunately, very true! That's why we focus on fixing these structural issues properly. 🙌

me, who doesn't have the knowledge necessary to understand any of these posts: "that can't be good"

6 months ago | Likes 6 Dislikes 0

That’s all it takes to know they’re in fact ,”not good”. 😅

There's an island in our harbor with a couple of 150+ year old buildings on it that have withstood hundreds of hurricanes, blizzards, torrential rains and ocean winds. Now we got homes that are falling over on flat ground.

I'm also pretty confirmed about the loose THHN wire just resting on the dirt in that last photo

I'm starting to think my mobile chicken coop is more structurally sound than some of these houses

I don't actually know how to insert pics now that imgur messed things up again, so here's the album. Also it's was my first woodworking project, and I didn't really understand how to use my circular saw until 3/4 through. Feel free to critique, that's how I learn
